By making a booking with CCP Stays Ltd, you agree to be bound by the following Terms and Conditions.
1. The Booking
1.1 Company Details
Your booking is made with CCP Stays Ltd (“we”, “us”, or “CCP Stays”), a company registered in England and Wales under company number 17082615.

1.2 Definition of a Guest
For the purpose of these Terms, a “Guest” refers to any individual or group who:
- Makes a booking through CCP Stays Ltd, either directly or via an authorised third-party platform;
- Provides all requested documentation, including valid identification; and
- Either:
- (a) completes full payment for the booking, or
- (b) receives written confirmation from CCP Stays Ltd agreeing to an alternative arrangement
A booking will only be considered valid once all of the above conditions have been satisfied.
Any person who gains access to a property using false, incomplete, or misleading information will be treated as unauthorised. CCP Stays Ltd reserves the right to:
- Cancel the booking immediately
- Refuse or remove access to the property
- Report the matter to relevant authorities
- Pursue legal action where appropriate
1.3 Booking Party
References to “you” or “your” refer to the individual or organisation responsible for making the booking. This person accepts full responsibility for:
- All guests included within the booking
- Compliance with these Terms and Conditions
- Any damages, breaches, or additional charges incurred during the stay
1.4 Booking Channels
These Terms and Conditions apply to all bookings made:
- Via our website (www.ccpstays.com)
- By email ([email protected])
- By telephone or direct communication
- Through third-party platforms including, but not limited to, Airbnb, Booking.com, and VRBO
Where a booking is made through a third-party platform, their own terms may also apply. In the event of any conflict, the third-party platform’s terms will take precedence where required.
1.5 Availability
All bookings are subject to availability at the point of confirmation.
Any availability shown, discussed, or communicated prior to confirmation is not guaranteed, and CCP Stays Ltd reserves the right to amend or withdraw availability at any time before a booking is confirmed.
2.2.2 Direct / Offline Bookings
For bookings made via telephone, email, or direct agreement, payment may be made via bank transfer (BACS) using the details below:

Payment must be received within the timeframe specified at the time of booking.
Failure to complete payment may result in the booking being automatically cancelled or released.
3. Cancellations, Refunds & Security Deposits
3.1 Cancellation Policy (Direct Bookings)
For bookings made directly with CCP Stays Ltd (via our website, email, or telephone), the following cancellation terms apply:
- More than 14 days before check-in: Full refund
- 7–14 days before check-in: 50% refund
- Less than 7 days before check-in: No refund
All cancellations must be submitted in writing via email to [email protected].
Refunds will be processed using the original payment method within a reasonable timeframe.
3.2 Non-Refundable Bookings
Certain bookings may be offered on a non-refundable basis at a discounted rate.
Where a booking is confirmed as non-refundable:
- No refunds will be issued under any circumstances
- This includes cancellations, no-shows, or early departures
3.3 Third-Party Bookings
Where a booking is made through platforms such as Airbnb, Booking.com, or VRBO:
- The cancellation policy of that platform will apply
- CCP Stays Ltd will honour those terms where required
- Any disputes must be handled in accordance with the platform’s process
3.4 Amendments to Bookings
Requests to amend booking dates or details are subject to availability and are not guaranteed.
CCP Stays Ltd reserves the right to:
- Accept or decline amendment requests
- Apply additional charges where applicable
3.5 No-Show Policy
If a guest fails to check in on the scheduled arrival date without prior notice:
- The booking will be treated as a no-show
- No refund will be issued
- The reservation may be cancelled without further notice
3.6 Early Departure
If a guest chooses to leave before the end of their booking:
- No refund will be provided for unused nights
- This applies regardless of reason
3.7 Security Deposit
A security deposit may be required prior to check-in.
This deposit is held against:
- Damage to the property
- Missing items
- Breach of house rules
- Additional cleaning costs (e.g. excessive mess, smoking)
3.8 Deposit Deductions
CCP Stays Ltd reserves the right to deduct from the security deposit to cover:
- Repairs or replacement of damaged items
- Additional cleaning beyond standard changeover
- Unauthorised late check-out
- Breaches of agreed terms
Where costs exceed the deposit amount, the booking party remains liable for the outstanding balance.
3.9 Deposit Returns
Where no issues are identified, security deposits will be returned within a reasonable timeframe following check-out.
Where deductions are required:
- A breakdown of charges may be provided upon request
- Any remaining balance will be returned accordingly
4. Payments, Pricing & Cancellations
4.1 Invalid or Fraudulent Payments
A booking will be considered invalid where payment is not successfully received, is reversed, or is identified as fraudulent.
In such cases:
- No contract is formed
- Any access to the property is deemed unauthorised
- CCP Stays Ltd accepts no liability for any loss, damage, or consequence arising from such unauthorised occupancy
We reserve the right to take appropriate action, including removal from the property and reporting to relevant authorities.
4.2 Payment Terms
Full payment is required at the time of booking unless expressly agreed otherwise in writing by CCP Stays Ltd or where payment is processed through an approved third-party booking platform.
4.3 Pricing
The total cost of your stay will be clearly displayed prior to confirming your booking.
All pricing is dynamic and may fluctuate based on demand, availability, and market conditions. Once a booking is confirmed:
- The agreed price will not be increased
- You will not be entitled to any refund or adjustment if prices decrease
4.4 Cancellation Policy (Direct Bookings)
For bookings made directly with CCP Stays Ltd (via website, email, telephone, or VRBO), the following cancellation terms apply:
- Bookings under 5 nights:
Full refund if cancelled at least 5 days before check-in - Bookings between 5–14 nights:
Full refund if cancelled at least 7 days before check-in - Bookings of 14 nights or more:
Full refund if cancelled at least 14 days before check-in - Cooling-off period:
A full refund will be issued if cancellation is made within 24 hours of booking, provided the check-in date is not within that same 24-hour period
A small processing fee may be deducted from refunds where applicable.
4.5 Third-Party Bookings
Where bookings are made via platforms such as Airbnb or Booking.com:
- The cancellation policy set out on that platform will apply
- CCP Stays Ltd will adhere to those terms where required
4.6 Cancellation by CCP Stays Ltd
CCP Stays Ltd reserves the right to cancel a booking where necessary due to circumstances beyond our reasonable control, including but not limited to:
- Property maintenance issues
- Safety concerns
- System errors or overbooking
Where cancellation occurs:
- A full refund will be issued
- No further liability will be accepted
5. Your Stay
5.1 Check-In & Check-Out
Check-in is available from 3:00pm on the day of arrival.
Check-out is required by 10:00am on the day of departure, unless otherwise agreed in writing.
Early check-in or late check-out may be available upon request and may incur an additional charge.
Full check-in instructions and property access details will be provided separately prior to arrival.
6. Property Use & Guest Responsibilities
6.1 Nature of Accommodation
CCP Stays Ltd provides serviced accommodation, not a hotel or guesthouse.
As such, we do not provide:
- Meals
- Daily housekeeping (unless specified)
- Hotel-style services
6.2 Linen & Cleaning
Your stay includes:
- One set of bed linen and towels per guest
For stays exceeding 7 nights, a mid-stay clean and linen refresh may be arranged.
Additional cleaning or linen can be requested and may incur an extra charge.
6.3 Guest Conduct
You are responsible for your own conduct and that of all guests included in your booking.
All occupants must comply with these Terms and Conditions throughout the duration of the stay.
6.4 House Rules & Prohibited Activities
The following are strictly prohibited within any CCP Stays Ltd property:
6.4.1 Smoking
Smoking is not permitted inside the property or within communal areas.
Smoking must take place outside only.
6.4.2 Pets
Pets are not allowed unless:
- Agreed in writing in advance, or
- The animal is a registered assistance dog
6.4.3 Hazardous or Illegal Items
Guests must not bring onto the premises:
- Illegal substances
- Hazardous materials
- Dangerous equipment
6.4.4 Fire Safety
Interfering with fire safety systems, including:
- Smoke alarms
- Fire alarms
- Emergency equipment
is strictly prohibited.
6.4.5 Property Misuse or Damage
Guests must not:
- Remove items from the property
- Damage furniture, fixtures, or fittings
6.4.6 Internet Use
Any internet provided must not be used for:
- Illegal activity
- Accessing or distributing unlawful or inappropriate material
6.4.7 Noise & Disturbance
Guests must not cause disturbance to neighbours or other occupants.
Quiet hours apply from 10:00pm onwards, and noise must be kept to a reasonable level at all times.
6.4.8 Keys & Access Devices
All keys, fobs, and access devices must be returned at check-out.
Failure to do so may result in lock replacement and reissue charges.
6.4.9 Linen Access
Guests must not access or use additional linen from secured storage areas.
If extra linen is required, this must be requested in advance.
6.4.10 Electric Vehicle Charging
Charging electric vehicles using the property’s power supply is not permitted unless agreed in advance.
Unauthorised usage may result in additional charges to cover energy consumption.
7. Damage, Loss & Associated Costs
7.1 Damage & Repair Costs
CCP Stays Ltd reserves the right to charge the payment method used for the booking, or any security-held card, for:
- The repair or replacement of damaged items
- Damage to furniture, fixtures, appliances, or fittings
- Any deterioration caused during the stay beyond normal wear and tear
7. Damage, Loss & Associated Costs (Continued)
7.2 Loss or Theft of Property
CCP Stays Ltd reserves the right to charge for the replacement of any items removed or stolen from the property during your stay.
7.3 Smoking Policy Breach
All properties are strictly non-smoking.
Where evidence of smoking is found within the property:
- A minimum charge of £1,000 will be applied to cover specialist cleaning and remediation
- Additional charges may be applied where further damage or odour removal is required
7.4 Illegal Substances
The use, possession, or distribution of illegal substances within the property is strictly prohibited.
Where evidence is identified or reasonably suspected:
- A minimum charge of £1,000 will be applied
- Additional costs may be charged to cover:
- Specialist cleaning
- Waste removal
- Property remediation
- Specialist cleaning
Further action may also be taken where necessary.
7.5 Timing of Charges
Additional charges may be applied:
- At the point of check-out, or
- After departure where issues are identified following inspection
7.6 Unpaid Charges & Invoicing
Where CCP Stays Ltd is unable to recover payment using the card on file:
- An invoice will be issued
- Payment must be made within 14 days of receipt
Failure to pay may result in further recovery action.
7.7 Charge Breakdown
A receipt and itemised breakdown of any additional charges will be provided upon request.
7.8 Standard Additional Charges
The following charges may apply where relevant:
- Lost keys: £150
- Lost key fob: £150
- Lost parking fob: £150
- Lost parking permit: £100
- Emergency call-out (out of hours): £150
- Excessive cleaning: £30 per hour
- Noise complaints / disruption / gatherings: £100
- Plumbing misuse (e.g. blocked toilet): £150
- Early check-in (before 3:00pm): £20 per hour
- Late check-out (after 10:00am): £20 per hour
- Additional linen: £50
Damage to furniture, fixtures, or fittings will be charged based on the cost of repair or replacement.
7.9 Payment Authorisation
By confirming a booking, you authorise CCP Stays Ltd to charge the payment method on file for:
- Any outstanding balances
- Additional charges incurred during your stay
- Costs relating to damage, breaches, or losses
7.10 Security Deposit (Where Applicable)
CCP Stays Ltd may require a refundable security deposit prior to check-in, whether the booking is made directly or via a third-party platform.
Where a deposit is required, details will be provided prior to arrival.
7. Damage, Deposits & Additional Policies (Continued)
7.11 Security Deposit Options
Where a security deposit is required, guests may be offered one of the following options:
(a) Refundable Security Deposit
A refundable deposit of £350 may be required prior to check-in.
- This will be collected via a secure payment link
- The deposit will be returned within 7 days of check-out, subject to inspection
- Any deductions will be made in accordance with these Terms and Conditions
(b) Damage Waiver Option
As an alternative, guests may opt to pay a non-refundable damage waiver fee of:
- £25 per night, capped at a maximum of £110
This waiver:
- Reduces liability for accidental damage only to a maximum of £50
- Applies only to damage reported during the stay
The damage waiver does not cover:
- Intentional or reckless damage
- Breach of house rules
- Smoking, parties, or unauthorised use
- Theft or loss of items
- Excessive cleaning requirements
- Damage caused by pets
- Illegal activity
Any damages exceeding £350, or falling outside of the waiver terms, will be charged to the payment method on file.
7.12 Additional Cleaning for Extended Stays
For bookings exceeding 10 nights, CCP Stays Ltd requires periodic cleaning and linen changes to maintain property standards.
- This service will be charged additionally
- Details and pricing will be provided prior to or during the booking
By confirming your booking, you agree to comply with this cleaning requirement where applicable.
7.13 Pest Control & Guest Liability
In the event of a pest infestation (including, but not limited to, bed bugs, fleas, or similar), CCP Stays Ltd reserves the right to:
- Investigate the source of the issue
- Arrange professional pest control treatment
- Recover costs for:
- Treatment services
- Replacement of affected items (e.g. furniture, linen)
- Loss of income during property downtime
- Treatment services
Where there is reasonable evidence that the issue arose as a result of the guest’s belongings or actions, the guest will be held fully liable for all associated costs.
These costs may be:
- Charged to the payment method on file, or
- Issued as an invoice payable within the specified timeframe
8. Privacy, Data Protection & Security
8.1 Data Processing
CCP Stays Ltd will process personal information provided during the booking process and check-in in accordance with our Privacy Policy.
By making a booking, you confirm that:
- You consent to this processing
- You have authority to provide details on behalf of all guests in your group
- All information provided is accurate and complete
8.2 Legal Requirements
We are legally required to maintain a register of guests.
This includes:
- Full names
- Nationality
- Date of stay
These records will be retained for a minimum of 12 months.
For guests who are not British, Irish, or Commonwealth nationals, we may also require:
- Passport or travel document details
- Details of your next destination
10. Limitation of Liability
10.1 Liability Cap
To the fullest extent permitted by law, the liability of CCP Stays Ltd to you in connection with your booking shall be limited to the total value of that booking.
Where liability arises due to negligence, it will be limited to direct and reasonably foreseeable losses only.
Where applicable, liability may also be subject to statutory limits under relevant legislation.
10.2 Exclusion of Indirect Losses
CCP Stays Ltd shall not be liable for any indirect or consequential losses, including but not limited to:
- Loss of profit
- Loss of data
- Loss of business or opportunity
- Loss of reputation or goodwill
- Loss of management or operational time
10.3 Events Outside Our Control (Force Majeure)
CCP Stays Ltd shall not be held liable for any failure or delay in performance resulting from circumstances beyond our reasonable control, including but not limited to:
- Industrial action, strikes, or labour disputes
- Natural disasters or extreme weather events
- Acts of God
- War, terrorism, or civil unrest
- Government actions or restrictions
- Failures or disruptions to utilities, telecommunications, or transport
- Delays or failures by third-party suppliers or service providers
10.4 Non-Excludable Liability
Nothing within these Terms and Conditions shall limit or exclude liability for:
- Death or personal injury caused by negligence
- Fraud or fraudulent misrepresentation
- Any liability which cannot be excluded under applicable law
11. Severability
11.1 Validity of Remaining Terms
If any provision within these Terms and Conditions is found to be invalid, unlawful, or unenforceable:
- That provision shall be deemed removed or adjusted to the minimum extent necessary
- The remaining provisions shall remain valid and fully enforceable
12. Waiver
12.1 No Waiver of Rights
Failure by CCP Stays Ltd to enforce any provision of these Terms shall not constitute a waiver of that right.
Any waiver must:
- Be made in writing
- Be signed by an authorised representative
A waiver of one breach shall not be deemed a waiver of any future breach.
13. Entire Agreement
13.1 Full Agreement
These Terms and Conditions represent the entire agreement between you and CCP Stays Ltd in relation to your booking.
They supersede any prior:
- Agreements
- Communications
- Understandings
whether written or verbal.
11. Guest Obligations & Use of Property
11.1 Right to Occupy
The Guest is granted the right to occupy the property for the duration confirmed in the booking.
This right is limited to short-term use only and does not create any tenancy or long-term occupancy rights.
11.2 Occupancy & Visitors
Only guests listed on the booking are permitted to stay at the property.
- No additional overnight guests are permitted without prior written consent
- The Guest must notify CCP Stays Ltd of all occupants in advance
Unauthorised guests may result in:
- Immediate termination of the booking
- Additional charges
- Removal from the property without refund
11.3 Responsibility for Damage
The Guest agrees to be fully responsible for:
- Any loss, damage, or misuse of the property
- The actions of all individuals within the booking
11.4 Condition of Property
The Guest agrees to:
- Take reasonable care of the property
- Leave the property in a clean and tidy condition at check-out
11.5 Access to Property
CCP Stays Ltd or authorised representatives may require access to the property for:
- Maintenance
- Inspection
- Emergencies
Reasonable notice will be provided wherever possible.
11.6 General Conduct & Restrictions
Guests must comply with the following at all times:
11.6.1 Noise & Disturbance
No excessive noise or disturbance, particularly between 10:00pm and 8:00am.
11.6.2 Smoking
Smoking is strictly prohibited inside the property and communal areas.
11.6.3 Pets
Pets are not permitted unless explicitly agreed in writing or where legally required (e.g. assistance dogs).
11.6.4 Use of Property
The property must only be used for residential accommodation purposes.
The following are strictly prohibited:
- Parties or gatherings
- Commercial activity or running a business
- Subletting or re-letting the property
- Using the property as a permanent residence
11.6.5 Parties & Events
Parties and events are strictly prohibited.
- CCP Stays Ltd reserves the right to refuse entry where such use is suspected
- A minimum charge of £2,000 will apply where evidence of a party or unauthorised gathering is found
11.6.6 Safety & Fire Risks
Guests must not:
- Light candles or open flames
- Interfere with safety equipment
- Use heaters for drying clothes
Guests are expected to review all safety notices upon arrival.
11.6.7 Linen Use
Only linen provided for the booking may be used unless additional linen has been requested and approved.
11.6.8 Illegal Activity
Any illegal activity conducted on the premises is strictly prohibited and will result in immediate termination of the booking.
11.7 Breach of Terms
Where a breach of these Terms occurs:
- CCP Stays Ltd reserves the right to terminate the booking immediately
- Guests may be required to vacate the property without refund
11.8 Guest Identification
Guests must provide:
- Full names of all occupants
- Valid photo identification where requested
Failure to comply, or the presence of undeclared guests, may result in:
- A charge of £200 per undeclared guest
- Immediate removal from the property
- Notification to relevant authorities where appropriate
11.9 Maximum Occupancy
The number of occupants must not exceed the limit stated in the booking confirmation.
CCP Stays Ltd reserves the right to refuse entry or terminate a booking where this condition is breached.
No refund will be issued in such cases.
11.10 Emergency Procedures
In the event of an emergency, guests should:
- Use fire safety equipment where appropriate
- Exit the property immediately
- Ensure all occupants are safely evacuated
- Contact emergency services by calling 999
- Provide the property address and location
Guests may contact CCP Stays Ltd if further assistance is required.
11.11 Legal Status of Stay
By confirming a booking, you acknowledge that your stay is a short-term arrangement and does not grant tenancy rights under the Protection from Eviction Act 1977.
12. Third Party Rights
12.1 No Third-Party Enforcement
Nothing within these Terms and Conditions is intended to confer any rights upon third parties unless expressly stated.
13. Jurisdiction
13.1 Governing Law
These Terms and Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.
Any disputes arising shall be subject to the exclusive jurisdiction of the courts of England and Wales.
